People, clients, in general, all want, most of all, for their money and futures to be secure. We wish our fortunes, no matter how big or tiny, to get larger the longer we own or hold onto them.
A Realtor is foremost an advisor on investing. It is up to you, the local agent, to make sure that your client is not buying something that is heading towards dwindling in value.
Your clients are paying you to stop them from committing financial suicide.
Yeah, for sure some clients fall head over heals in love with a property once visiting it and touring the grounds. Their imaginations are going wild with: 'what-if-I' and 'I-could' and 'wow, wouldn't it be great' - thoughts and dreams.
It is hard to stop them from making a big mistake.
You, as their advisor, do not want to crush their dreams. Of course not... but, you have a responsibility to bring them back down from the clouds.
You cannot sugar coat your advice even though your commission check from their deal has already been spent.
Hey, if a client wishes to over pay for a property, it is their money, right? But they should know that if they decide to sell in the coming few years they will probably take a loss.
Let them know what they are giving up and all their alternate options.
Will the fun they have with this property be worth the future loss of revenue if they are forced to have to sell? Maybe, but have you really exhausted all the possibilities for finding them a more financially solvent and responsible property to purchase. One that makes sense to an accountant plus will also suit their needs just as well as this bad investment property they have taken a liking to?
Just because your clients can buy something does not mean they should...
You have to suit the property, with all its peculiarities, to the right buyer. You are a match maker.
