Marketing is Fascinating and Fun

We all like telling potential customers and clients about what we sell and can provide to make their lives better, less stressful and more joyful. We Realtors take pleasure in discussing our services.
We create services that make it easier for folks to find the properties they want; homes, apartments, condos, offices, store fronts, farm land...
When you have pride in what you do, you naturally want to talk about it. So, let's tell everyone that you are a Real Estate Agent...but we have to say more than just that:
"I work in this precise sales arena..."
"I'm an expert in these local property markets..."
"I specialize in these types of properties... In this particular price range..."
"I'm the Go-To Local Realtor for clients interested in..."
Ah... you see, we have to get specific whenever we advertise!
"I'll save you money because I..."
"I'll show you properties that are not on the market yet due to my large loyal network of..."
But, yes, there are always going to be more effective ways to get the word out than the ways we Realtors usually put to use. Promoting and advertising is an Art and involves math and science plus sales psychiatry too...
We are not marketers, after all, although we think we are smarter than the pro promoters. This is why we spend all weekend working on creating, what we think is going to be a great Realtor's Business Video that only gets us five likes and one encouraging comment from our Aunt Louise.
Sure we blog post and social media post regularly, keeping to an aggressive schedule. That is what all the experts tell us to do...yep! We do not want our competitors to out post us.
We email locals when we can get their email addresses. We have even begun collecting text message addresses so we can text time sensitive market news and other details, stats and info to our fans and potential, eventual clients immediately, before someone else's client capitalizes on the breaking news or fast emerging situation.
Heck Real Estate Agents have a lot to crow about but we know we are not the best at promoting and messaging. So much is happening so quickly that it is difficult to master the latest marketing method before it gets replaced by the new fascination. Blink though and a new competitor has emerged trying to elbow their way into your sales territory and client prospect pool with their newly developed app.
Real Estate Consulting may have once been a safe, stable career to get into but it has become quite cut throat in modern times... Wouldn't you say?
No longer is studying and passing your State Real Estate Agent License Exam a sure bet on a future of prosperity, success and esteem.
The secret for achieving Local Real Estate Consulting fortune and fame is of course knowing where the money is to be made in your consulting arena, in advance.
"Where is your local market headed?"
A Real Estate Agent that can read the tea leaves and glimpse the future has a leg up on the other agents.
And so we have come full circle to the most important lesson of them all: Marketing, Advertising and Promoting is never a short cut to doing your research, networking and keeping abreast of what is happening in your Real Estate Sales Territory.
So, you've gotten a hot lead on a property that will become available in the next few days, now you have to get that info out to your followers.
You need a communication strategy and system long in place so someone connected to you will capitalize on the emerging real estate opportunities. Hopefully you have already proven your worth so they hire you as their Real Estate Consultant for this deal you brought to their attention.
Remember, there are no laws that say a property buyer, seller or renter has to use a Real Estate Agent.
When you are buying advertising or investing your own time in doing Your PR yourself, you should tie your ads and promotional messages to stuff that is going on NOW, in the neighborhoods and communities you serve.
Gain your audience's attention first, yes even if you have to hijack another story's thunder, excitement and fans to get your message out there. Find an audience that is there already. Teach them something! Sales pitching is the last thing you do when trying to build info followers.
Everything happening affects the local property markets. Thus it is easy to tie in just about all breaking news and local current events showing how they all affect your neighborhood Realty Markets.
A crime happens or is solved, well that affects the real estate prices....right?
A large company goes on strike that could affect the property prices too, eh!
A politician wins another politician loses... the desirability to live in this community goes up or down. A Realtor can talk about that!
Heck you could interview a new restaurant's Chef or a popular club owner or a beloved neighborhood coffee barista for your local real estate blog or podcast.
Local Real Estate Informing is easy but it does take some thought, focus and can be time consuming.
What will be your communication style? Funny? Serious Debate? Both have a learning curve.
Being the Local Real Estate Voice who defines the markets in your sales territory is unbeatably great for business. Will you supply the public with great locally taken photographs, videos or high quality written articles and blog post discussions that propel readers to comment and share?
It is not rocket science to accomplish but remember others want that title too... Your town's Local Real Estate Market Influencer. Many are willing to pay lots of money to take the title from you.
You had better be on your toes, sleep with one eye open and always bring your A-GAME!
