Let's...SELL RENT BUY DEAL!

The Real Estate Properties, land, for the most part but many built structures too, all stay the same year after year, unless there is a natural disaster; hurricane, twister, earthquake, flood, fire by lightning, sinkhole...


Property Investment Opportunities are everywhere and there always will be plenty of deals to be had.


Only what people choose to do with each of their properties changes. The properties themselves remain sturdy and majestic. Once built a building could be around for a few hundred years. The property is there long after its owner has moved on. Who will be next to claim this land as theirs? How will they put it to use?


How will the new owner alter the place, bend it, morph it and so called 'improve it' so it serves them better?


Build a fence, dig a moat, put in a paved road, clear those trees away to create a stunning view, excavate, landscape, paint, add a shed, add a patio, create a garden... Will you be adding your sense of style to the realty you purchase?


How will you change the landscape while you have possession? Will you add floors to that two story apartment building to make it into a seven story apartment complex with retail store fronts on the ground floor? Will you create a garden to grow your own vegetable?


Which properties are available for rent, lease or purchase in any area or Neighborhood Real Estate Market depends on who you ask. Yep, some of us locals are privy to info about properties that non-local residents probably will never learn about.


This is why Local Realtors are hired by all the most successful realty investors, to consult on all their projects.


Locals know other locals who know even more locals, so if you are buying locally then you want advice from someone that is well connected on the local scene.


Do you get that every real estate deal is a local deal?


It does not matter how far away the bidders come from, winning the bid comes down to local neighborly knowledge. Every property project's success relates to how well the real estate will fit in with the surrounding properties.


Buyers, Sellers and usually Renters too, need good local real estate consultant representation.

The value of real estate is a people thing. All real estate is valuable to our birds and critters and vegetation that loves where they live. Most creatures roam the earth and few think that this area is far more desirable than the land 1 or 2 miles north, east or west of here.


Where they are is where it is at. Animals do not watch the news to find out what everyone else is doing all-around the globe. Most of earths critters want access to a fresh, constant supply of food and water. They want shelter, safety and a place to raise their young ones. Humans instinctively want all those same things too.


Many animals, reptiles, insects will make do wherever they find themselves. But most gravitate to take up residence in places where they have an advantage of some kind. Thus some like to live in the woods, while others choose a grassy field. Mountain goats prefer the high rocky, mountain sides. They know they can out maneuver anything that is trying to stalk them.


People also build stuff for very specific reasons. We do not accept that some terrain is uninhabitable by us. Yep I said it. The cat is out of the bag now. We humans like to bend nature to our purposes. It is also a mission of pride to show we can defy nature.


If it is difficult getting across that deep ravine, we build a bridge. If a large mountain is in our way we could drill a tunnel right thru it. Need fresh water, we dig a well.


We cut down trees and excavate to level out hillsides. We pave our roads to go around obstacles or plow a way thru the impediment. We are the only creatures on our planet that dynamites things that get in our way.


We take land, any kind of raw land and turn it into something more useful to us. We call it progress.


Like the Beavers do when they construct their family dam in a once, free to flow as it pleased, stream, we make real estate into what we want it to be, often spending a lot of money, time, manpower, thought and effort to get just what we want out of a property.


The Beavers, like all creatures, want to protect their family members from predators; Bear, Eagles, Lynx, Foxes. Building their dam gives Beavers a place to swim to, when big, hungry animals are after them. Their Dams stop up water ways creating deep pools of waters so the Beavers can dash to their dam to get away from immediate dangers then if they are still being pursued they can dive out of the dam and zip away into the safety of the deep water, depths.


Bees build apartment houses, that we call hives. Ants too create community living quarters. Some ants tunnel underground to be safe while Termite Ants bore into wood to create their commune. And of course birds build nests, high up in trees, to raise their offspring safe from predators.


Man started out by kicking other animals out of their cave homes then we started building our own shelters by emulating what the other earth creatures built. Nature is smart so we wanted to borrow that wisdom whenever we could.


We quickly moved on to design tents made from the skins of animals we killed for food. Now we live in city skyscrapers, condos, townhouses, duplexes, trailer parks, row homes, single home communities and many room mansions for our wealthy leaders and celebrities.


One generation's architects always want to out do the next generation of building creatives.


Can you understand now why our Real Estate Industry is not going away anytime soon. Forget what the pundits say. People like to design and build living quarters as well as places for work...and they always will.


Realtors are an intricate part of making all those unique lifestyle and business dreams happen.


It requires construction specialists, engineers, designers, artists of all genres, insurance experts too, ecology and environmental pros, energy gurus and of course real estate funding professionals to all come together to complete property projects successfully.


Brawn, smarts, skills, enthusiasm and money all must work in tandem to have real estate success.


Along the way, painters, tilers, roofers, plumbers, interior decorators and many other contractors will keep on discovering faster methods of building, less expensive means of getting things done that save them on payroll. They also create better building materials that are stronger, lighter weight, longer lasting, less expensive, easier to work with...


All humanity benefits from the advances.


Insulation keeps getting more and more efficient and better performing.


The architectural designs are now made more artistic so the spaces are extra pleasing to live in and fun to work in. Stress free realty is one of the modern buzz words. Building low energy structures is now a big priority too. We have come far from the days of living in damp caves, adding branches to our camp fire to stay warm and to put smoke in the air that deterred the dangerous, night prowling animals from bothering us.


Most building is done today with comforts as the number one motivator and priority.


"Just give me a roof over my head and a place to hang my hat..." Has turned into, "We need a man cave, a she-cave, a library for my books, an entertainment center, an office, a pool, extra rooms for visitors, a bar, a wine cellar, a sky light so we can gaze at the stars, a patio with a stunning view..."


Commercial Real Estate is now designed to give employees safe spaces for workers to relax in when taking a break from the daily grind. Besides well stocked lunchrooms, employees are provided gyms for a quick workout and playrooms with ping pong tables, TVs, darts boards and video game stations.


One has to admit, living conditions and working conditions are getting better and better for every new generation.


People are naturals at fixing problems. When something annoys us, someone, somewhere will rise up to the challenge and get inventive. Often Real Estate is going to be involved.


You have to find then buy or lease the right property. We seek the best real estate for our idea, to get our particular vision off to a great start.


Remember that people are trendy. We follow the fads. Today it is fashionable to move to the inner city. All the perks and conveniences are within walking distance. In a few years folks will be moving to the quieter suburbs in droves. The markets forever are in shift mode.


We will need modernized factories built or rehabbed so we have new places to build all our new inventions. We need warehouses constructed too that are set up modernly to store more safely and more economically, with rooms full of equipment for packing and shipping docks designed for fast loading and unloading. We need state of the art offices and showrooms too.


We will also need housing available nearby for all those skilled factory workers and packing and shipping employees, our tele-marketers, inventors and managers.


We'll certainly need some more retail stores in our quickly developing towns. More food stores, restaurants and fitness studios built in our small towns and cities, all around the nation and globe to accommodate the work at home crowds that now can live actually anywhere and still find good employment working virtually.


How are we going to sell, maintain, upgrade all our new gadgets that are now in high demand? Real Estate will be involved and that means Realtors will be called on to advise and assist.


But what are you as a Local Realtor doing to create buzz in your neighborly Real Estate Market? Are you attracting big and small business to move into your real estate sales territory?


Uh huh? How?


Why should your town or city get that newest brand leader's state of the art office building and not another town? All those jobs mean lots of tax revenue for your community to use.


Why shouldn't the new distribution center be built in your Real Estate Sales territory? Local contractors and suppliers will make lots of money building the warehouse and offices needed.


The real estate industry has not changed much over the years. Realtors are still the community PR mouthpieces. We advocate for people to come. We paint a picture of tranquility and Shangri-La.


Each new generation wants slightly different things. When it comes to housing and work space. We are willing to pay extra to get an environment we love.


As the years go by, places, towns, cities, neighborhoods... fall in and out of popularity.


Realtors cannot afford to just go with the flow. You have to help create new local markets in our chosen sales territories. When someone wishes to sell, find buyers! When you have buyers find something for them to buy or have someone build it!


People generally wish to own or rent a home near to where we work. When companies close down or move, the workers move too, seeking employment elsewhere. But can we rekindle the desire to own property in a place that is in changing mode?


Can we entice another company with jobs to move in, so our town is thriving again?


How can you help that revitalization process along, speed it up?


When a big brand name or well known manufacturer announces they are building a new plant in an area, that location and its surrounding communities can really boom. Realtors are about to be swimming in commission checks.


Not only are there going to be jobs at the plant but there will be all sorts of support companies springing up to supply the workers with all the amenities of life that they and their family members will need...


The area is going to need more retail malls, dentists, barbershops. Schools and more hospitals, even a bigger fire station house might have to be built or expanded to handle the rising citizen count. We will need to expand the roads and build some more parking lots too.


Yes, Realtors are going to be busy, busy, busy!


The ultimate goal of every Real Estate Deal is to create joy for the new property occupants.


Yes get your listing clients more money and save your buyer clients some money but also be a Steward for the community and a Champion for the neighborhoods for which you serve and advise on.


Do not sell out for a quick profit score.


Remember, as a Local Real Estate Agent, you have invested in these locations where you consult. When the future of your markets look bright, you make money. When the future of your community looks bleak, the commissions dry up fast.


No place is a paradise all of the time. Happiness is subjective. We Realtors strive to provide Utopia. Sometimes we come close.


Creating Real Estate bliss is about matching people to places that need them there, as much as they need to be in that particular place.
